Oversee the construction phase to ensure the project is executed according to the design intent, contract documents, and quality standards. 

The focus is on maintaining design integrity, addressing problems promptly, and ensuring the project is completed on time and within scope. 

• Contract Compliance Oversight – Ensuring construction work follows the approved drawings, specifications, and contract terms.
   
• Submittal & Shop Drawing Review – Reviewing contractor-provided documents for conformance with design intent.
   
• Requests for Information (RFI) Responses – Providing timely, accurate clarifications to support smooth progress.
   
• Construction Progress Monitoring – Conducting site visits to observe quality, progress, and adherence to schedule.
   
• Coordination with Design Team – Maintaining direct communication between the contractor, architects, engineers, and consultants.
   
• Change Order Evaluation – Reviewing proposed changes for necessity, cost, and schedule impact before approval.
   
• Schedule Tracking & Updates – Monitoring construction timelines and identifying potential delays.
   
• Quality Control & Deficiency Tracking – Observing workmanship, documenting deficiencies, and verifying corrective actions.
   
• Budget & Payment Application Review – Assessing contractor payment requests for accuracy and compliance with work performed.
   
• Issue Resolution – Addressing conflicts, field conditions, and unforeseen challenges to avoid delays.
   
• Site Safety Review – Observing general safety practices and reporting potential concerns (without replacing contractor’s safety role).
   
• Final Inspections & Punch List – Coordinating completion of outstanding work items and verifying readiness for occupancy.
   
• Project Closeout Support – Overseeing delivery of warranties, as-built documents, and final approvals.
