Owner's Representative Services

 Act on behalf of the project owner to oversee all aspects of planning, design, and construction. The role focuses on protecting the owner’s interests by managing budgets, schedules, contracts, quality, and communication among all stakeholders. 

Goals include ensuring the project meets the owner’s vision, stays within budget, adheres to timelines, maintains quality standards, and minimizes risks—ultimately delivering a successful, well-coordinated project with fewer surprises. 


Services include:

 

  • Project Planning & Strategy – Assisting the owner in defining project goals, scope, budget, schedule, and success criteria.
     
  • Design Team Selection & Management – Supporting procurement and coordination of architects, engineers, and consultants.
     
  • Pre-Construction Coordination – Overseeing design development, multidisciplinary coordination, constructability reviews, and value engineering.
     
  • Budget Development & Cost Control – Establishing and managing budgets, tracking expenditures, and reviewing cost estimates.
     
  • Schedule Development & Monitoring – Creating realistic timelines and tracking progress against milestones.
     
  • Contract Procurement & Administration – Advising on delivery methods, assisting with bid processes, and reviewing/negotiating contracts.
     
  • Risk Management – Identifying potential project risks and implementing mitigation strategies.
     
  • Construction Oversight – Monitoring contractor performance, quality, safety, and adherence to contract documents.
     
  • Change Order Review & Management – Evaluating change requests for necessity, cost impact, and schedule implications.
     
  • Communication & Reporting – Serving as the central point of contact for all stakeholders and providing clear, consistent updates.
     
  • Problem Resolution – Addressing and resolving disputes or challenges in real time to keep the project on track.
     
  • Closeout & Commissioning Oversight – Ensuring all documentation, warranties, and final inspections are completed, and systems are commissioned properly.
     
  • Post-Construction Support – Assisting with occupancy, move-in coordination, and final project evaluations.
